Mortgage rates come across prices, but housing costs are still high

Mortgage rates fell sharply Thursday after the Trump administration pricing announcement.

The average rate on the 30 -year -old fixed loan plunged 12 base points at 6.63%, according to Dr. News Daily. This has put it at the lowest level since October.

The massive stock market sale early Thursday sent investors to run away on the bond market. This reduced bond yields. Mortgage rates vaguely follow the yield on the 10 -year -old American treasureAnd they have been moving into a very narrow range since the end of February.

“While a lot of uncertainty remains on the finest points of the price announcement on Wednesday afternoon, the markets heard enough to appropriate the impact on world trade,” wrote Matthew Graham, chief operating officer at Mortgage News Daily.

The drop in prices comes at the right time for the housing market, while the historically busy spring season comes into play. But there are several other factors that work against buyers and hit hard at home.

During the four weeks ending on March 30, the monthly payment typical of the US Homebuyer reached a record for the second consecutive week, reaching $ 2,802, according to Redfin, a real estate brokerage.

“Sale prices increased from 3.4% from one year to the next and the average weekly mortgage rate is 6.65%, near its lowest level since December but more than two dual pandemic hollows,” according to the report.

Even with a slight drop in mortgage rates Thursday, around 70% of households, or 94 million, cannot afford a house of $ 400,000; The estimated median price of a new house is around $ 460,000 in 2025, according to the National Association of Home Builders. This calculation was based on income thresholds and subscription standards.

The minimum income required to buy a house of $ 200,000 at the mortgage rate of 6.5% is $ 61,487, according to the report. In 2025, around 52.87 million households in the United States would have no income that this threshold and, therefore, can only afford to buy houses at a price of $ 200,000.

Although there is an increasing offer of houses on the market, this offer is not at the price it is most in demand, which means that it is not with a lower side. It is also, in general, much lower than it was historically, due to the chronic subcontrust since the great recession.

“The supply resumes; many people I have spoken in the past year or two, saying they are ready to list their house,” said Matt Ferris, a Redfin agent in northern Virginia. “Some people believe that we are at the top of the market, and they want to get the best dollar for their house. Here in the DC region, some people sell because they fear losing their government job, or because they want to buy closer to the city due to current policies.”

As for the spring season so far, March has experienced an annual leap of 10% in new announcements, with active announcements up approximately 28% from one year to the next, according to Realtor.com. But he also found that houses seated on the market longer and the share of lists with increased price discounts. Pending sales, which are signed on contracts on existing houses, dropped by 5.2% compared to last March in the largest metropolitan regions of the country.

Some of the most steep drops were in Jacksonville, Florida and Miami, Florida – down 15.1% and down 13.7%, respectively – where the markets partly adopted the opposite pandemic migration. Virginia Beach, Virginie, had a drop of 14.2%.

“The high cost of purchase associated with growing economic concerns suggest a slow response from buyers in early spring. We see a rebalance market, offering more choices to buyers,” Danielle Hale, chief economist of Realtor.com wrote in a press release. “Recent improvements in mortgage rates are indeed to assess the last season of spring and early summer, as long as economic concerns are installed and do not put buyers.”
